General Service Charges
The cost to operate the village is funded by the residents through the payment of General Service Charges.
The General Service Charges fund the costs associated with the day-to-day management and maintenance of the village.
Additional costs for you are your personal utilities (telephone, internet and electricity) and contents insurance.
Please note: General Service Charges are reviewed and amended annually on 1 July. Additional details are included in the Public Information Document.
The Total Operating Costs funded by the Weekly Recurrent Charge include (but are not limited to):
- Council rates, water, waste and sewerage services;
- External pressure cleaning of all buildings and common areas (annually);
- Insurance of the Village's community facilities and the structural components of the villas;
- Management costs including the Village Manager and support team salaries;
- External pest control (annually);
- External maintenance of your villa;
- Internal maintenance (fixtures and fittings only) of your villa;
- Garden maintenance of all common areas and yards;
- Lights and power costs for common areas and the Village Centre;
- Administration costs including postage, printing, stationery and IT costs; and
- Taxes and statutory costs.
Deferred Management Fee (Exit Fee)
Our financial models are based on an upfront payment structure with an exit fee.
Oak Tree Kingston offers two options:
Balanced Option
- The maximum exit fee of 36% (accrued over 6 years) calculated on the Ingoing Contribution (your purchase price)
- 50% share of any future Capital Gain
Value Option
- Maximum exit fee of 26% (accrued over 5 years) calculated on the Ingoing Contribution (your purchase price)
- No share of any future Capital Gain
